Can Zillion Stay manage just one room in my house?We exclusively offer whole-home rentals, which means we do not rent individual rooms within the property. However, this does not prevent you from using one room as storage if that's your intention. We remain flexible to accommodate arrangements that suit your needs while renting your home. If you want to list just a room we can help you to setup at a cost.

Will you arrange photography of my property?Indeed, our skilled photographers and expert housekeeping team will add the finishing touches to ensure your home is in top condition before the photoshoot. This stage is of utmost importance to us; our photography is exceptional and visually appealing, contributing significantly to the success of achieving higher daily rates and increased occupancy throughout the year.

How do you set up price for my property?The appropriate pricing for your property is influenced by various factors, including the property's features (such as size, number of beds, and location), the rental period (whether it's a weekday or weekend, affected by seasonality and local events), and the duration of the booking. ZillionStay utilizes real-time data and a dynamic pricing tool to continuously adjust your rental rates. This ensures that your rates are updated daily, optimizing your income potential.

Is there a onboarding fees?We charge a one time on-boarding fee depending on the property size, location, and availability, the fee covers the cost of cleaning, photo shoots, setting up the online listing/s across various short let platforms, and a visit from a member of our team to ensure your home is guest ready.

Do you vet/verify guests?We thoroughly screen every guest in our vetting process, which includes verifying guest identification, reviewing positive reviews, ensuring profiles are verified, Airbnb aircover will protect you from many issues and requiring mandatory deposits (vrbo). Furthermore, for medium and long-term rentals, we conduct credit and employment referencing to maintain a high level of security.

Do I need to sign any contract?Yes, we will have detailed contract completed and sign by both parties.

What is the standard management fees for complete management?We start from 15%+GST with a 1 year commitment (20%+GST on Month to month). This may vary depending on the availability of your home, its location and the number of bedrooms. Management fees are agreed with each host individually. This fee is charged on the nightly rate of each booking, less any platform commission charges (Airbnb, Booking.com etc.). Tell us about your property and our Account Management team will be in contact to answer any questions you may have.

Are you providing linens and towels service?Certainly. Our housekeeping services include the provision of high-quality hotel linens and towels, ensuring that the property is well-prepared for each new guest's arrival. Additionally, we take care of replenishing toiletries and cleaning supplies for your convenience. All of these purchased by owner of property.

How do you manage if our property is damaged by guest?If any damage is detected in your property, our housekeepers will promptly notify us, and we will evaluate each case individually. It's important to bear in mind that minor wear and tear is a normal occurrence and does not qualify as damage. We highly recommend exploring short-term rental insurance for your property.
